RENTAL REQUIREMENTS
APPLICATION FEES: Each applicant over the age of 18 is required to pay a $75.00 per person application fee. CO-Signers are accepted as needed with full application and payment of application fee of $75.00 as well. *All application fees are non-refundable.*

​NON-CITIZEN APPLICANTS: Non-US Citizen applicants are required to verify you are lawfully in the United States and proof of your right to be in the U.S. does not expire during your Lease Agreement. You must also provide an official U.S. Immigration and Naturalization Service (INS) document such as permanent resident green card, a Form I-551, Form I-766 or Form I-94, proper photo identification and meet all other rental requirements as listed below.

​BACKGROUND: Access More Property Management performs a full nationwide and state criminal, credit, rental history, collections and eviction background check on all applicants.
​
CREDIT SCORE: Generally, we look for a 620 credit score or better. Scoring is looked at on a case-by-case basis with income and other information considered including additional applicants listed on the lease. Lower scores may be considered with additional monies to include rents and/or security deposits paid in advance or the addition of a well qualified co-signer.
​
COMPANY USED FOR SCORING: Trans Union.
​
RENTAL COLLECTIONS: No rental collections.
​
EVICTIONS: No evictions. ​
​
FELONIES: No felonies.
​
MISDEMEANORS: We do not accept any misdemeanors involving theft, property related crimes, violence, assault, fleeing, stalking, menacing, protection orders, drugs, possession, soliciting, passing bad checks, and/or an excessive history of any repeat charges. ​​
​
INCOME REQUIREMENTS: You are required to have recent, proven and verifiable income sources equal to three times gross ( before taxes ) the monthly rental amount of the home you would like to rent.
​
MOVE IN DATE REQUIREMENTS: You are required to sign a lease and move in within 14 days of application approval date. Homes listed are available for immediate rental unless noted as a "coming soon" listing and cannot be held for more than 14 days for move in.
​
SECURITY DEPOSIT: You are required to pay a Security Deposit in full to hold the home you are seeking to rent once your application is approved. Security Deposit amounts vary depending on the home you would like to rent with individual background reports considered also determining the amount required. Failure to pay the required Security Deposit within 24 hours of approval will result in the home going back on the market, continuation and acceptance of other applications and potential approval of another qualified applicant who may secure the home with the required deposit. In this case, be advised as noted above *All applications fees are non-refundable.*

ADMINISTRATIVE FEE: Upon approval you will be responsible for a one time administrative fee. This charge will be added to your new tenant ledger and is due at the time of payment with the security deposit to hold the home. *Administrative Fees are non-refundable.*

UTILITY REQUIREMENTS: You are required to put all utilities into your own name and pay any associated deposits and provide proof of transfer of all services prior to move in. Including but, not limited too electric, gas, water, sewer and trash. Utilities required vary depending on the home you would would like to rent.

LAWNCARE & GROUNDS: You are required to maintain the grounds of the home you would like to rent including, but not limited too mowing, mulching, trimming, weeding, watering, snow removal and all general upkeep of grounds of the home you would like to rent, unless otherwise noted in your lease agreement. On all new build home rentals you will be required to maintain grounds as outlined above from onset including but, not limited too purchasing necessary sprinklers and watering on an outlined schedule to encourage rooting and new growth of grass seed and/or sod.

SMOKING POLICY: Not all homes available for rent with Access More Property Management allow smoking. Those homes that DO allow smoking are clearly marked in the listing. Please review the listing of the home you would like to rent if you are a smoker.

PET POLICY: Not all homes available for rent with Access More Property Management accept pets. Those homes that DO accept pets require a $300.00 non-refundable per pet - pet privilege fee as well as a $35.00 per pet - per month - rental charge. There is a two (2) pet maximum and we do not accept dogs over 70 pounds. Current photo's of your pets and approval are required prior to move in. All pets must be well behaved, no history of biting or chewing, leash trained as well as completely house broken. Access More Property Management homes do not accept reptiles, rodents or birds of any kind, Please review the listing of the home you would like to rent if you have pets. Additionally, please review our Breed Restrictions list below.

RENTAL INSURANCE: You are required to carry a renters insurance policy with a minimum of $100,000 coverage on any home you rent with Access More Property Management. This policy must be secured and proof provided prior to move in and be maintained throughout your tenancy. Access More Property Management must be named as an interested party on your policy and all tenants on the lease must also be named on this policy.

CRIME-FREE / DRUG-FREE POLICY: Access More Property Management requires all tenants sign and oblige by a Crime-Free / Drug-Free housing addendum as part of your lease agreement.
